1970s built three bedroom mid terrace attic conversion

Customer requirement:

With the arrival of these clients' third child another bedroom became a necessity for them. The cost of moving proved an extremely unpopular option with the potential stamp duty alone being of equivalent value to their attic adaptation! The client approached LOFT to assess the existing attic area in an effort to create the required accommodation within the guide lines of their strict budget. The main aspiration was to be able to form a bedroom within the attic that the clients could move into and free up an existing bedroom for their children.

LOFT solution:

The Designer visited the property and carefully measured the existing void area. The design option afforded the additional accommodation without the need for the more expensive dormer creations - clever use of Velux windows gave light and space to the attic - a high level Velux also gave fabulous light to flow down through the new stair passage and flood the former dark landing and hall below. There was an amount of existing tank work that would require relocation and once moved by the team the existing loft zone was opened up to not only create the bedroom and stair system desired but the designer also managed to cleverly form enough space for a valuable second wash facility for the clients to have a Master Bedroom and Ensuite.


LOFT undertook what is termed a 'Velux only' conversion. This is often a permitted rights project that can be affected within a relatively short time scale. The numbers and sizes of Velux windows becomes a matter of choice and budget allowance - in this instance the larger S06 windows were chosen for their light ingress abilities… also the fact that the window sits on the 'outside' of the roof line means that extra head height can be gained - something that is very important when space is limited. The new stairs were designed to turn up and over the existing stairs there- by adopting the 'dead' area above the current stairs. The impact to the existing home was kept to a minimum and the residents could remain in occupation throughout the project.
