Fed up with an unused dusty attic the client wanted to add another 2 bedrooms and bathroom to their home, in Tunbridge Wells, Kent, to accommodate their expanding family. This property is in an extremely popular and desired area of Tunbridge Wells - fabulous local schools / shops and transport meant that to relocate and find the desired accommodation and current facilities elsewhere would potentially cost the client in excess of £140,000 to achieve.
Kevin Coleman visited the property and listened to the client's needs. Following his survey they both met the following week and ran through the sketch designs created by Kevin. By adopting the Local Authority Permitted Rights potential Kevin arrived at a scope that required Lawful Certification ratification and offered two fantastic bedrooms along with a flowing seamless stairs case and the desired second bathroom.
With the resident in occupation LOFT undertook a 10 week building process to raise the flank angled 'hip' to a vertical gable wall. To the rear of the property a full width rear dormer was created. Operatives accessed the house daily via the scaffold thus keeping disruption to the client to a minimum. Complementary tiling and gable finish to the walling meant that this house has a timeless external finish once handed over. Internally a stair case was designed and built that matched the existing in rise / gain / tread depth and spindle work. Two bedrooms and a bathroom were formed and handed to the client to decorate and carpet. At the time of author the property price increased by 25% for a project value costing just a fraction of the eventual sale price.
